📋 House rules & general terms and conditions (GTC)

  • 🕓 Check-in: 16:00-20:00 (later arrival possible for an extra charge)
  • 🕙 Check-out: until 10:00 am (later possible on request)
  • 🔇 Night's sleep: 23:00-07:00 (room volume max. 40dB)
  • 🚭 Smoking: forbidden in the house, allowed on the terrace (with ashtray)
  • 👥 Max. number of guests: only booked guests allowed (30€/day in case of violation)
  • 🎉 No parties or loud events
  • 🐾 Pets: not permitted (exception: assistance animals by arrangement)
  • 🗝️ Loss of keys: Replacement costs shall be borne by the guest
  • 📷 Commercial use & illegal activities: prohibited
  • 🔌 Charging e-cars: only via wallbox, €0.35/kWh via meter
  • 💥 Fireworks: prohibited on the entire site
  • 🧱 Children & house walls: No playground - no balls or painting (250€ for offence)
  • 🧹 Grill & oven: Clean after use (otherwise 50€ cleaning fee)
  • 🪴 Garden regulations: Do not leave bottles/cans outside, automatic watering 03-05 hrs
  • 🚲 Bicycles: Use at your own risk, shared for Haus Rita & Dieter
  • 📋 Obligation to report: All guests aged 14 and over must be correctly registered (Chekin app)
  • 📝 Contractual relationship: By booking, guests agree to the house rules

Terms of payment

PayPal or credit card: Booking is binding after receipt of payment.

Invoice (bank transfer): Payment within 3 working days, otherwise cancellation.

Security deposit

0 € - Refund within 7 working days after check-out. Electricity (35 ct/kWh) and cleaning (if necessary) will be charged.

Cancellation conditions

  • Can be cancelled free of charge within 24 hours
  • ⏳ Up to 60 days in advance: 70 % refund
  • 📆 From 60 days: 20 %
  • 🕐 From 14 days: no refund

We will endeavour to re-let the apartment on a fair basis and refund a proportionate amount if necessary (€65 processing fee)

📝 General Terms and Conditions (GTC)

1. check-in & check-out

Check-in is possible between 16:00 and 20:00.
Late arrivals are subject to a charge:
▪ 20:00 - 22:00 → +35 €
▪ 22:00 - 06:00 → +60 €
Payment is made in cash on site or in advance online.

Check-out is required by 10:00 am at the latest.
A later check-out is only possible by arrangement with the house service.
In the event of late departure or obstruction of the housekeeping team, guests are liable for any resulting costs.

2nd residence rule

Guests are not allowed to book within their own locality. Please contact us if you are from the surrounding area.

3. quiet times & parties

No parties or excessive volume - not even on balconies or in communal areas.
Night rest: 23:00 - 07:00 hrs
A fee of €300 will be charged for offences, plus any additional costs incurred by the in-house service.

4. smoking

Smoking and vaping is prohibited in the house.
Smoking is permitted on terraces - please use the ashtrays.
For offences: 500 € cleaning fee + repair costs if necessary.

5. commercial use & illegal activities

Commercial photo/video recordings and illegal activities are prohibited without express written permission.

6. maximum number of guests

Only the number of persons stated in the booking is permitted.
Unregistered guests: 30 € per person & day penalty.

7. pets

No animals allowed.
Exceptions only for assistance animals by prior arrangement.
Violations will result in cleaning fees or booking cancellation.

8. key loss & accessories

Guests are liable for the replacement of lost keys, remote controls, parking permits, etc.

9. volume measurement

Noise sensors may be installed to control excessive volume. (Currently not active.)

10 Liability for damages

Guests are fully liable for damage or loss to the house or inventory. Please report any damage to the house service immediately.

11. charging e-cars/motorhomes

Only permitted via the wallbox in the garage.
Billing: 0.35 €/kWh, metering via meter.

12. contractual relationship

By booking, guests agree to the house rules. Violations may result in immediate cancellation without refund.

13. reporting obligation (Chekin App)

Every guest over the age of 14 must be correctly registered on arrival.
The data is verified by means of an ID check.
We use the Chekin platform for this.

14. grill & oven

Grill & oven must be cleaned after use.
Heavy soiling → 50 € cleaning fee.

15. bed linen

Please do not bring your own bed linen.

16. garden regulations

Do not leave cans, bottles, glasses or ashtrays in the garden.
The gardener can also enter the garden 1-3 times a week without prior notice.
Automatic watering takes place at night (approx. 03-05 hrs).

17. bicycles

Use at your own risk.
Users are responsible for roadworthiness and locking.
We accept no liability for damage or theft.

18. fireworks ban

Setting off fireworks is prohibited on the entire site - even on New Year's Eve.

19. children & house walls

House walls (inside & outside) are not play walls!
Please do not play with or paint balls.
Heavy soiling/damage: → 250 € fee + repair costs.

20. booking agreement

By booking, you recognise all house rules.
Violations may result in immediate eviction without refund.

21. weather-related restrictions

We accept no liability for weather-related damage or restrictions on use (e.g. storm, rain).

22. use of WLAN

Use of the WLAN is at your own risk. No illegal downloads.

23. loss of personal belongings

We accept no liability for lost or stolen items.

24. emergencies

In an emergency, the house service or emergency call must be contacted immediately.
Please note escape routes on arrival.

25. kitchen hygiene

Please leave the kitchen (sink, hob, crockery) in a clean condition.
Heavy soiling → additional cleaning possible.
